Heavy-gauge vapor barriers, sealed foundation vents, and a dedicated sump discharge line so your Middleburg, VA crawl space stops feeding moisture into the floor joists above it.
A rushed encapsulation job with unsealed seams or unwrapped piers looks fine on day one and fails within a season. We treat seam sealing and pier wrapping as core parts of the install, not optional add-ons that get skipped to save time.
Every crew member is trained specifically on liner installation, seam sealing, and vent encapsulation, not general basement work.
Our technicians carry encapsulation materials on the truck for most standard-size crawl spaces, cutting down on return visits.
No hourly billing — the number we quote is the number on the final invoice.
A dedicated crawl space dehumidifier is sized to your square footage, not a one-size-fits-all unit.
Every Middleburg, VA Crawl Space Encapsulation job starts with an inspection, not a generic package — here's what that typically includes.
Extraction equipment includes submersible pumps sized for tight crawl space access points.
Liner thickness is selected based on foot traffic and how the space will be used going forward, not a flat default.
Open foundation vents pull in humid outside air, which is often the real driver of Middleburg, VA crawl space condensation — we seal them as part of encapsulation.
A crawl space needs its own sump basin and discharge line separate from any basement system, since the two spaces drain differently.
Exposed ductwork inside an unencapsulated crawl space collects condensation, which we address by insulating and sealing ducts while the space is open.
This helps us bring the right liner thickness and dehumidifier size on the first visit.
We take humidity and moisture readings to establish a baseline before recommending a system.
You'll see square footage, liner grade, vent sealing, and dehumidifier specs broken out in the written estimate.
We re-test humidity after installation to confirm the space is holding at a healthy level before we consider the job done.
"Found out our old vapor barrier had huge gaps at every seam. They redid it properly and sealed the vents too."
— Middleburg Homeowner
"Sump discharge from the old system was dumping water right back next to the foundation. They rerouted it and the crawl space finally dried out."
— Middleburg Customer
"Access to our crawl space is tight and awkward, but the crew didn't seem bothered by it at all."
— Middleburg Homeowner
"Humidity reading before was over 80%. After encapsulation it's holding steady in the 50s."

A vapor barrier is just the liner on the ground; full encapsulation seals vents, walls, and often adds a dehumidifier for complete moisture control.
We'll recommend a thickness based on how the space is actually used, not just a default.
In most Middleburg, VA climates, yes — open vents pull in humid air that undoes a lot of the benefit of the liner alone.
Often yes, if the crawl space is the source — sealing and dehumidifying typically resolves musty odors within a few days of installation.
Standing water doesn't disqualify a space from encapsulation; it's just the first step in the process.
Spaces with extensive prior water damage or debris may take longer — we'll give you a realistic estimate up front.
